Updated SEAI Grant Amounts for External Wall Insulation in Ireland
Updated SEAI external wall insulation grants
External wall insulation, often called the wrap, remains one of the most effective upgrades for older Irish homes because it tackles heat loss across the outside walls while giving the house a fresh exterior finish.
According to SEAI's current wall insulation grant information, external wall insulation grants are now listed at up to €8,000 for a detached house, €6,000 for a semi-detached or end-of-terrace house, €3,500 for a mid-terrace house, and €3,000 for an apartment.
Why the grant amount matters
The grant can make a major difference to the upfront cost, but homeowners should still price the full project properly. External wrap work may involve moving downpipes, adjusting sills, managing cables, preparing walls, choosing finishes, and completing details around windows and doors.
Whole-wall coverage is important
SEAI notes that external wall insulation must be a whole-surface solution to qualify. Partial insulation, such as wrapping only one or two walls, is not treated the same way for grant purposes.
What to check before applying
- Confirm the correct property type for the grant value.
- Use an SEAI registered contractor where required.
- Check whether ESB Networks service alterations are needed before external works begin.
- Confirm whether the upgrade changes more than 25% of the surface area, as extra building regulation requirements may apply.
For Dublin, Wicklow, North Kildare and surrounding homes, External Wrap can review the property, explain likely enabling works, and help homeowners understand where the grant fits into the overall project cost.
